Woman swindles hundreds of millions of dong by selling land fraudulently.

On August 14th, the Da Nang City People's Court opened a trial against Tran Thi Phuong Dung (50 years old, residing in Thanh Binh ward, Hai Chau district, Da Nang City) for the crime of "Fraudulent appropriation of property".

According to the indictment, on August 14, 2019, Dung purchased a 324m2 plot of land in Quang Nam village, Hoa Lien commune, Hoa Vang district, Da Nang city from Mr. and Mrs. Nguyen Xuan Thanh Tien (51 years old, residing in Nghia Hung commune, Chu Pac district, Gia Lai province).

On November 22, 2019, Dung signed a contract transferring the land use rights to Ms. Tran Thi Cam Tien (residing in Hoa Minh ward, Lien Chieu district, Da Nang) to secure the debt Dung had borrowed from Ms. Tien.

On January 28, 2021, Dung offered to sell this plot of land to Mr. Mai Xuan Dat for 1,7 billion VND. Dung lied to Mr. Dat, telling him that the land was in the process of being subdivided and that the original land title certificate was being held at the Hoa Vang District People's Committee. She showed Mr. Dat a photocopy of the land use right certificate.

Trusting her, Mr. Dat agreed to buy, giving Dung 300 million VND as a deposit, with the remaining amount to be paid in full on February 4, 2021, when both parties signed the notarized contract.

On February 4th, Dung used Mr. Dat's and her own identification documents, along with photocopies of the land use right certificate, to create a transfer contract, but the notary refused to sign it because there was no original land title certificate.

Unable to complete the land transfer procedures, and constantly being urged by Mr. Dat, Dung kept making excuses but never fulfilled them.

Around this time, Dung was prosecuted and detained by the police for her involvement in another case (which had already been tried and sentenced to 11 years in prison). It was then that Mr. Dat found out he had been deceived and filed a complaint with the police.

After deliberation, the Da Nang City People's Court sentenced Tran Thi Phuong Dung to 9 years in prison for "Fraudulent appropriation of property". Combined with a previous 11-year sentence, Dung must serve a total of 20 years in prison and is ordered to repay all the money she stole from the victims.
