Dozens of cars bearing license plates from various provinces and cities streamed into Thien Nghiep commune, Phan Thiet city, Binh Thuan province on the weekend – the location where construction of Phan Thiet Airport is expected to resume at the end of March.
Land speculation is reigniting around Phan Thiet airport.
At 10:3 AM on March 13th, cars bearing license plates from Ho Chi Minh City, Hanoi, Dong Nai, Ba Ria - Vung Tau, Binh Thuan, etc., lined up and drove onto Road 715 in Thien Nghiep commune.

Cafés like Ngoc Suong on Road 715 and Goc Rieng on Tran Binh Trong Street were packed with cars. The roadside coffee stalls were equally bustling. People getting out of their cars were all filming, taking pictures, and engaging in lively discussions about buying and selling land.
Others stopped their cars along the roadside to view the land with the "brokers". On the gravel roads connecting to roads 706B and 715, despite warning signs posted by the authorities, cars were still being driven by "brokers" to view and measure the land.
Along Road 715, the central road of Thien Nghiep commune, dozens of land brokerage advertisements have sprung up. Some land brokers even take advantage of the asphalt road surface to spray-paint their phone numbers to advertise land sales.
According to local grocery store owners along Road 715, for nearly a week now, many land brokers have flocked to Thien Nghiep. On some days, hundreds of people gather, completely filling the road. However, most transactions are still between brokers themselves, with very few local residents participating.
"A few years ago, there was a real estate boom here, then it subsided. Now, hearing that the airport is about to start construction, brokers are flocking back.""This person said."
Trang, a female real estate agent, advertised that she had many plots of land with street frontage in the area around Phan Thiet airport. She said the prices ranged from... VND XNX billion/1.000 m2 of agricultural land, depending on location.
"Properties facing Highway 715 are priced at 4 billion VND or more, depending on the size, while those further inside are cheaper. I will check the zoning plan and handle the land use conversion if the buyer agrees to purchase.""Introductory page.

In 2019, land around Phan Thiet airport experienced a boom. The authorities implemented various measures to curb this, such as posting warning signs, demolishing illegally constructed roads used for land subdivision, and punishing officials who colluded with the scheme.
It's mostly "land brokers" reselling land among themselves.
Exchange with ZingAccording to Mr. Do Ngoc Hoa, Chairman of the People's Committee of Thien Nghiep commune, the local authorities have organized awareness campaigns for people to avoid buying, selling, or transferring land illegally, and to prevent being scammed.
At the same time, police forces were deployed to monitor the situation and organize patrols to maintain security and order.

The chairman of Thien Nghiep commune also stated that the land situation in the area has not changed much in recent days. Mr. Hoa believes that it is mainly brokers buying, selling, and transferring land among themselves.
"The brokers who bought the land previously are now raising the prices to resell it. We have launched a campaign to raise awareness and restore order." Mr. Hoa said.
Previously, the People's Committee of Phan Thiet City had sent a document to the Phan Thiet City Police, the Department of Natural Resources and Environment, and the People's Committee of Thien Nghiep commune to strengthen inspection and handling of administrative violations related to land in the commune.
Accordingly, after news broke that Phan Thiet airport was about to begin construction, many people from other localities gathered there to buy and sell land.
The Chairman of the People's Committee of Phan Thiet City directed Thien Nghiep commune to strengthen state management in the field of land. The commune is to inspect and strictly handle cases of encroachment on public land; illegal buying, selling, and transferring; dismantle illegal land sale advertising signs; and ensure security and order.
The Phan Thiet City Police are intensifying inspections to promptly detect cases of illegal buying, selling, and transferring of land, as well as those showing signs of fraud.
These measures aim to promptly rectify and strictly handle acts of land encroachment; illegal buying, selling, and transferring of land; and to stabilize local security and order.
On March 5th, Lieutenant General Tran Don, Deputy Minister of National Defense, along with leaders of the Binh Thuan Provincial People's Committee, inspected the Phan Thiet Airport project in preparation for construction.
According to the Deputy Minister of National Defence, the Prime Minister has agreed to use public investment funds to build this airport. He requested that the relevant units complete the documentation for each item so that once the Prime Minister approves the plan, construction of Phan Thiet Airport can begin at the end of March.

Construction on Phan Thiet Airport began in 2015 and is expected to be completed in 2018.
In 2017, the People's Committee of Binh Thuan province proposed upgrading Phan Thiet airport from 4C to 4E. By February 2018, the airport was approved by the Prime Minister as a 4E civilian airport combined with a Level 1 military airport.
To date, the project has not yet commenced construction.
